Liverpool will soon see a new eight-storey office development being built, after the local authority approved planning permission.

Sciontec Developments Limited is launching HEMISPHERE, a 120,000-square-foot workspace building, situated on Paddington Village.

The building will stand next to the Spine building in the Knowledge Quarter Liverpool, and will be the first net-zero carbon office in the Liverpool City Region.

Colin Sinclair, chief executive officer at Sciontec, which operates Sciontec AI serviced space offices in The Spine, said: “[This] marks a significant milestone for the team at Sciontec, enabling our commitment to sustainable development, economic growth, wellbeing and innovation to progress at pace.”

Construction on the building, which has received funding from the Combined Authority, as well as some of the £12 million investment in Paddington Village from the Liverpool City Region Combined Authority’s Single Investment Fund, is expected to begin at the beginning of 2023.

Sciontec intends for the workspace development to complete two years later.

The modern-looking design, which includes a yoga studio, changing rooms and showers, drying facilities, and a wellness room, would benefit from internal UK glass balustrades.

Meanwhile, nearby city Manchester is planning its own net-zero office project.

Future Net Zero revealed details of a £66 million development close to St Peter’s Square by construction company Henry Boot and the Greater Manchester Pension Fund.

The building will be built using the latest technologies, and hopes to have an Energy Performance Certificate ‘A’ rating, a Building Research Establishment’s Environmental Assessment Method (BREEAM) rating of ‘Excellent’, and a 5.5-star carbon NABERS score.
